Why Do Real Estate Brokers Earn Sales Commissions?

At Klein Real Estate, we believe that the payment of sales commission fees reflects the dedicated effort and expertise required to successfully sell a property,

In the Los Cabos area, commissions range between 8-10% on resale properties; and 6-8% on large developments or properties for more than $1 Mill Dll.. This percentage ensures that the industry remains professional, attracting experienced and skilled individuals rather than opportunists and intermediaries.

These commission rates enable us to maintain professional offices, offer legal analysis and advice, provide training, top-notch photography, and to represent our clients —who are often sophisticated and well-educated, in the best possible way. Providing accurate and comprehensive information is our priority.

In Cabo, as members of MLS BCS, AMPI, and NAR, we have a unique advantage. Unlike many other places in Mexico, we can offer inventory to over 1,000 agents who adhere to the Operation Policies and Procedures we have meticulously developed over the past 25 years.

Our commission structure is very straightforward: 50% goes to the Buyer’s agent and 50% to the Seller’s agent.

Buyer’s Agent: It’s essential to have in-depth knowledge of the area, the market, land’s usage, and legality, condominium regimes, and hidden issues. You need to know how to present and negotiate offers, ensuring a smooth and fair closing process. We stand against overpricing and any form of deception towards the buyer.

Seller’s Agent: You must be well-versed in the legal status of the property, obtain consent from all stakeholders, and have all necessary documents such as deeds and identifications. For condominiums, this includes understanding the condominium regime, recent HOA meetings, financial statements, approved inventories, no-debt letters, and lien certificates.

For Lots: It’s crucial to know the tittle report, land’s usage permits, boundaries, neighbors, current topographical surveys, plans, boundary demarcations, agricultural non-affectations, and any litigations.

Client Referrals: If you have a client looking to buy or sell and are unfamiliar with professional processes and policies, it’s best to expect a percentage of the agreed commission for the operation, typically 20%, from the part (buyer or seller) you represent.

Bonuses: To further motivate our sales and promotion team, some clients offer bonuses for successfully getting offers accepted and closing sales. These bonuses recognize and reward the hard work of sales agents.

So if you hire a professional please review his reputation and stick to it.

It's often said that if you're offered property from an Ejido, you should avoid it due to the complex ejidal process that many sales agents and lawyers are unfamiliar with. The agrarian issue is a specialized field.
