Step 1: Initial Consultation
We’ll start with a discussion about your home’s legal status. Is it in one person’s name? If you’re married under community property, does your spouse agree to the sale? Are there any liens or ongoing litigations? We also need to know the age and condition of your home.
Step 2: Documentation
We’ll need a new certificate of freedom from liens and copies of essential documents: deeds, identification, house declaration, the latest property tax payment, utility bills (electricity and water), architectural plans, cadastral stamps, completion of work, bank details, proof of address, and a KYC (Know Your Client) form for the notary and tax authorities.
Step 3: Professional Inspection
Before we proceed with the appraisal, we recommend a PROFESSIONAL INSPECTION by an architect or civil engineer. This inspection will document all repairable details with photos and descriptions, check the condition of equipment, and create an inventory of brands, age, and condition.
In the case of land, we get the zoning certificate, title report, and official survey.
Step 4: Repairs and Appraisal
With the inspection report in hand, you can get quotes for repairs to bring the house to optimal condition. This ensures the APPRAISER considers the house in its best state, yielding a realistic property value. We will oversee the appraiser’s initial results to ensure accuracy based on our experience.
Step 5: Exclusive Contract
Once the appraisal is approved, we sign an exclusive contract for 12 months at an 6-10% commission on the sale value plus VAT. If you want to learn more about Broker’s commissions, please follow this link.
Step 6: Selling Preparation
We detail everything included in the house, if it’s sold furnished, specifying any exclusions. We estimate tax expenses and net proceeds and explain the process for receiving the money. Help with a tax strategy, review the RFC in the Proof of address, etc., We also review the terms of the new anti-money laundering law.
Step 7: Client Insights
We ask you to describe your experience living in the home, its benefits, and what you love about the neighborhood.
Step 8: Professional Photography, Video and Signage
We arrange for professional photographs and place a sale sign on-site.
Step 9: Listing and Advertising
Your property information is uploaded to MLS/AMPI/FIABCI/POINT2AGENT, of which we are members. We organize an OPEN HOUSE to showcase your home to potential buyers and other agencies. We also utilize social media and various other platforms to advertise as needed. With our expertise in paid social media advertising, we ensure maximum visibility and reach for your property.
Step 10: Showings
We show the house under the conditions you specify if you still live there. We’ll plan a minimum 24-hour notice for viewings. If the house is rented, we suggest removing personal photos to avoid negative connotations for buyers.
Step 11: Offer and Negotiation
When a prospect wants to make an offer, it must be in writing with a deposit to ensure its seriousness. We’ll help you with the negotiations to secure the best terms.
Step 12: Closing
The closing process can take 30 to 60 days. With over 135 homes sold and 100% satisfied clients, you can trust Klein Real Estate to manage your home sale professionally and efficiently.
